An offer - with no conditions?

I did it when I bought my condo and later when my partner and I put an offer on our house.

The scenario on the house purchase was: There was one other competing bid. It was for $100K more than ours but they had one condition: Furnace had to pass a WETT inspection.

The house had a 100-year-old wood burning furnace so the WETT inspection did seem smart.

We didn’t know what that was.

Our naïveté paid off. We beat the higher competing offer and got the house.

The furnace didn’t pass the inspection and in the end it didn’t matter. We used a home energy grant/loan to install geothermal and sold the furnace.

(For context - this was May 2022 - the beginning of the end of the pandemic bubble).

TLDR; Forgoing conditions was I think the reason why our puny offer was accepted. We beat out a competing offer worth $100K more because we were a sure thing.
